Booking & Reservation Policy

A reservation is confirmed only after successful payment and receipt of a booking confirmation from the resort. Until a confirmation with a booking reference is issued, no room is held or guaranteed. Guests are requested to verify all booking details — dates, room category, guest count and rate — at the time of booking.

Payment Policy

100% advance payment is compulsory to confirm your reservation. Your booking is confirmed only once full payment has been received and a confirmation issued. All charges are billed in Indian Rupees (INR) and are inclusive of applicable taxes unless stated otherwise.

Check-In & Check-Out

We follow a 24-hour check-in / check-out policy — your check-out time is 24 hours from the time of your check-in. Front desk assistance is available 24 hours a day.

A valid government-issued photo ID is mandatory for all guests at check-in. Early check-in and late check-out are subject to availability and may attract additional charges.

Guest & Occupancy Policy

Each room has a defined maximum occupancy. Applicable taxes and any extra-guest charges are displayed during booking. Current rates and occupancy are:

• • Deluxe Lake View Room — ₹8,639 per night (breakfast for 2 guests). Maximum occupancy: 3 guests.
• • Deluxe Sea View Room — ₹10,703 per night (breakfast for 2 guests). Maximum occupancy: 4 guests.
• • Luxury Pool Villa — ₹16,290 per night (breakfast for 2 guests). Maximum occupancy: 5 guests.
• • Presidential Pool Villa Two Bedroom — ₹21,930 per night (breakfast for 2 guests). Maximum occupancy: 6 guests.
• • Extra guest / extra bed: ₹1,200 per person per night (includes extra bed and breakfast). You may add 1 or 2 extra guests, subject to the room's maximum occupancy.

Cancellation & Refund Policy

Free Cancellation: guests may cancel their reservation free of charge up to 24 hours before the scheduled check-in time. Cancellations made within 24 hours of check-in may be subject to applicable charges.

Eligible refunds are processed to the original source account within [X] working days, subject to your bank's timelines. Full details are set out in our Cancellation & Refund Policy.

Modification Policy

Requests to change your dates, room category, number of guests or other booking details are subject to availability and resort approval. Any difference in tariff or taxes arising from a modification will apply and must be settled before the change is confirmed.

No-Show & Early Departure

Guests who do not arrive on the scheduled check-in date without cancelling in advance (no-show) may be charged as per the applicable booking terms. Early departures after check-in are treated as a shortened stay and are non-refundable for the nights already availed.

Identification & Guest Verification

All guests must present a valid government-issued photo ID at check-in. Foreign nationals must provide a valid passport and visa, along with any other travel documents required under applicable regulations. The resort is required to record guest identification as per law.

Property Rules & Guest Conduct

Guests are expected to conduct themselves responsibly and with consideration for other guests and staff, and to comply with all resort rules. Any damage, misuse or loss of resort property may result in additional charges. The resort reserves the right to take appropriate action in cases of serious misconduct.

Swimming Pool & Beach Safety

Use of the swimming pool, private beach and any water-based or recreational activities is entirely at the guest's own risk. Guests must follow all posted safety instructions, pool rules, lifeguard directions and activity guidelines at all times. Children must be supervised by an adult in and around the pool and beach areas.

Children Policy

Children below 10 years of age stay complimentary using existing bedding. If an extra bed is required for a child, a charge of ₹1,200 per night (including breakfast) applies. Total occupancy, including children using extra bedding, must remain within the room's maximum occupancy. Children must be supervised by an accompanying adult at all times.

Pets Policy

Pets are not permitted within the resort premises, including rooms, dining, pool and beach areas. Recognised service animals assisting guests with disabilities may be permitted where required by law; please inform us in advance.

Outside Food & Beverages

Outside food and beverages, including alcohol, are not permitted within the resort premises. A range of dining options is available at our restaurants and bars.

Alcohol & Smoking Policy

Consumption of alcohol is permitted only in licensed areas of the resort and in accordance with applicable laws. The resort is non-smoking indoors; smoking is permitted only in designated outdoor areas. Guests must comply with the legal minimum age and all applicable regulations. Violations may attract a cleaning or penalty fee.

Personal Belongings

Guests are responsible for their own valuables and personal belongings. In-room safes are available for your use. Except as required by applicable law, the resort is not responsible for loss of or damage to personal belongings left unattended.

Force Majeure

The resort shall not be liable for any failure or delay in performing its obligations due to events beyond its reasonable control, including but not limited to natural disasters, severe weather, government restrictions, pandemics, civil unrest or other emergencies. In such cases we will offer rescheduling or a refund wherever reasonably possible, in line with applicable law.

Rate & Availability Disclaimer

Room rates, offers, inclusions, taxes and availability may change without prior notice until your booking is confirmed. While we strive for accuracy, pricing or content errors may occur; we reserve the right to correct such errors and to decline bookings made at an incorrect rate.

Promotional Offers

Discount codes and promotional offers are subject to their own specific terms, validity, availability and booking conditions. Offers cannot be combined unless expressly stated and may be withdrawn or modified at any time.

Privacy & Guest Information

Guest information is collected and handled in accordance with our Privacy Policy and applicable data-protection laws. By making a booking you consent to the processing of your information as described in that policy.

Right to Refuse or Cancel Accommodation

The resort reserves the right to refuse or cancel accommodation in cases of fraudulent bookings, misuse, provision of false information, illegal activity or serious violation of resort policies, subject to applicable law.

Governing Law & Jurisdiction

These Terms & Conditions are governed by and construed in accordance with the applicable laws of India. Any disputes shall be subject to the exclusive jurisdiction of the competent courts of [Puducherry, India — jurisdiction to be confirmed by the resort].
